We’re hoping to clarify house prices for everyone
Welcome to the (work in progress) BestAgent All Homes Asking Price Index, where we share the whole market average and median house prices, including price reductions, separated by homes still showing as Unsold or Unlet, and homes showing as Sold (subject to Contract) or Let.
Why is the All Homes Index different?
It’s the only Housing Market Index with a quoted price for the whole market. Rightmove’s index only includes newly listed properties, excludes price reductions and everything else on the market, Zoopla’s index only tracks movements by percentage, isn’t asking price based, and is an estimation of actual prices. Nationwide and Halifax are small samples of around just 12-14% of pending transactions and exclude cash purchases, and the Land Registry is at least 9 months behind what’s happening at the coal face of property sales. It’s intended for interest only and obviously can’t be relied upon for anything whatsoever. It could be completely wrong, but we hope not…
